Terms & Conditions

  1. Villa Rental - The price quoted and agreed with our tenants is for their personal rental on the dates specified for the use of the Villa, pool, and grounds including use of furnishings and utility services.
    • Occupancy - The Villa sleeps a maximum of 4 and is self-catering. An extra sofa that can sleep 2 more people can be provided upon request.
    • Towels & Linen - Hand & bath towels and bed linen are provided and changed once a week.
    • Transportation to/from Villa is not provided, however guests will be greeted by our agents on the island at the village of Stavros and assisted in settling in
    • Swimming pool - The swimming pool at the Villa is to be used at your own risk. A lifeguard will not be present. No diving is permitted.
    • Emergency - Our agents in Ithca will be on-call between 08:00 and 23:00 daily in case yo
  2. Check in and check out - The check in time to the Villa on the arrival day is from 2.00 pm and on the departure day the Villa must be vacated by 10.00 am. The Villa will be cleaned and checked for any damages prior to the next guest's arrival.
    • Key collection/return - The key is to be collected from and returned to the Villa's agents in Ithaca.
  3. Payments - A non-refundable deposit of 40% is required to secure your booking and must be received within a week of booking. The final balance to be paid 4 weeks before your arrival date at the Villa. Failure to pay on time could result in the loss of your reservation. If you book your holiday within 4 weeks of the departure day, full payment will be required at the time of booking.
  4. Cancellation & early termination - If a tenant terminates this contract before the arrival date and doesn't name a replacement that accepts the same terms, they are responsible for paying the following penalty fees in relation to the total rental price to cover costs, as long as a further rental is not possible:
    • More than 30 days before rental period: Deposit only
    • 30 to 15 days before rental period 50%
    • 14 to 7 days before rental period 60%
    • 6 to 0 days before rental period 100%
    • Should you need to cancel your holiday for any reason, this must be done in writing.
    • If a Tenant terminates their stay during the holiday, before the departure date for any reason, they are still obliged to pay the full rental price.
    • Refunds - A full refund is available prior to arrival and part thereof if your holiday has begun, if the Villa is determined by the owner or housekeeper to be un-rentable due to an unforeseen circumstance.
    • Please note that if the reason for cancellation falls within the terms of your insurance policy, then the insurance company will normally refund any such charges to you.
  5. Responsibilities of the Owner
    • We the owners do not accept any responsibility in respect of accident, loss, damage, death, injury or illness to any person, property or third parties using our facilities, this includes areas such as interior or exterior of the Villa, swimming pool, garden & patio areas and also use of the Villa contents.
    • Liability and responsibilities of the tenant - We do respect our customers and do not request a security deposit to cover for any damages. The tenant is obligated to leave the Villa on departure day as they found it when they arrived. The tenant is responsible for the actions of themselves and of any visitors they may have within the Villa or grounds of the property and liable for any damages that are related in any way to the villa and its contents, pool and grounds. Any such damage must be repaired or replaced prior to your departure; if you are unable, then the required payment should be made to our housekeepers. The Villa must not be sublet to any other people.
    • The tenant hereby acknowledges that they should take out their own holiday insurance to cover for all situations and fully releases the owners of Villa Marina from any claims that could arise.
    • Complaints or disputes - If you do have a problem during your stay, please inform our housekeepers and they will endeavour to put things right during your stay. If your problem cannot be resolved whilst in resort, please submit in writing within 28 days of your return in order for us to be able to investigate the problem.

The contract is made on the terms of these booking conditions. Any disputes will be governed by Cyprus Law and both parties shall submit to the Jurisdiction of the Cyprus Courts at all times.

If any Legal action is contemplated our authority must be obtained prior to commencement of proceedings. Our costs in respect of the above on behalf of you and your party shall not exceed the total cost of the amount paid for the Villa rental.

These conditions are valid from May 2011 until further notice.
